All of our Fees, 100% Upfront

  • Monthly Management Fee: 10% of collected monthly rent
  • Leasing Fee: 15% of 1 months rent each time a new tenant is placed in your property
  • Lease Renewal Fee: $75 each time a lease is negotiated for an additional term with a current tenant
  • Maintenance Mark-ups: 0% for in-house repairs by our maintenance team. 5% markup for coordinating and managing repairs/maintenance by outside vendors.
  • Seasonal Maintenance: $75 for sprinkler system winter/summer services. $75 for swamp cooler winter/summer services.

LEASING & INSPECTIONS

  • Detailed Tenant Screening (credit, criminal, national eviction, professional & personal)
  • Lease Execution and Ongoing Lease Compliance/Enforcement
  • Deposit Collection
  • Utility Coordination
  • Comprehensive and documented Move-In/Move-Out Inspections
  • Documented Annual Property Inspection
  • Documented Bi-Annual Drive-by Inspection

ACCOUNTING

  • Rent Collection
  • Direct Deposit or Mailed Check for Owner Income
  • Property Accounting via Monthly Owner Statement
  • 24/7 Online Financials, Invoices and Reports through Owner Portal
  • Year-End Financial Reports & Taxes

ADDITIONAL INCLUDED SERVICES TO NOTE

  • Eviction Services & Tenant Collections (our eviction rate is less than 1%)
  • Pet Screening/Approval Process & Coordination of Pet Agreements, Deposits, Etc.
  • 24/7 Emergency Maintenance
  • Renters Insurance Confirmation
